Short answer: for most residential contractors the best construction estimating software is one that prices a job from current costs and turns the estimate straight into a proposal the client can sign. Bolster is the strongest fit if you want AI estimating with live local material and labour prices; Buildxact suits builders who estimate from plans; Clear Estimates is a simple, low-cost choice for remodelers; and JobTread is best if job costing after the sale matters most.
Solo trades who only need quick quotes can start with Joist. Commercial estimators and subs doing heavy plan takeoff should look at STACK.

Spreadsheets work until prices move, the scope changes or you need the same numbers in a proposal, a budget and an invoice. Estimating software earns its keep in four places:
Where the prices come from. A cost database or live supplier pricing beats a price book you update by hand once a year.
Speed to a first number. Assemblies, templates, takeoff and now AI cut a two-hour estimate to minutes.
The proposal. A clear, branded proposal with options and e-signature wins more jobs than a PDF attached to an email.
After the yes. The estimate should become the budget, purchase orders, schedule and invoices without retyping.
Bolster is built around the estimate. Its AI drafts a first estimate from an address, a photo or a short description, and AutoCost prices the materials and labour with live, regional costs drawn from real construction jobs. Assemblies and on-screen takeoff handle the detail, and the finished estimate becomes an interactive proposal where clients choose upgrades, sign and pay the deposit in one checkout.
After the sale, the same estimate drives the schedule, material list, budget, purchase orders, change orders and progress payments. It is used by remodelers, custom home builders and trades such as roofing, decking, fencing, landscaping, painting and flooring in the US and Canada.
Price: From $155/mo billed annually (Core, 1 user) or $189 month to month; Pro $399/mo annually with 3 users (from Bolster's pricing page, checked October 30, 2026)

Start from how you sell. If clients choose finishes and options, look for proposals with selections built in. If you bid from plans, takeoff matters more.
Check where prices come from. Live or regional pricing saves hours each week compared with a price book you maintain yourself.
Rebuild one real job. Price a recently completed job in your shortlist and compare it with what it actually cost.
Follow the estimate past the sale. Does it become the budget, schedule, purchase orders and invoices without retyping?
Count the total cost. Add per-user fees, onboarding fees and payment processing, not only the headline monthly price.
If you are still estimating in spreadsheets, our free contractor templates are a good stopgap, and our guide to estimates, bids, quotes and proposals explains what each document should do.
For small residential contractors, the best fit is usually software that prices jobs from current costs and turns the estimate into a proposal clients can sign online. Bolster does this with AI and live regional pricing; Clear Estimates and Joist are simpler, lower-cost options; JobTread is strong if job costing matters most.
Remodelers usually need fast pricing, options and allowances clients can choose, and change orders. Bolster, Clear Estimates, Houzz Pro and JobTread are all used by remodelers; see our best remodeling software guide for a closer comparison.
Yes. Bolster prices estimates with live, regional material and labour costs through AutoCost. Clear Estimates includes a remodeling cost database, Contractor Foreman and Projul can pull pricing from 1build, and Buildxact supports supplier price files.
AI can now produce a solid first draft. Bolster builds an estimate from an address, photo or description and prices it with live local costs; Houzz Pro and Joist can draft estimates from a prompt, and Buildxact sells AI add-ons. You should still review quantities and scope before sending.
Expect anywhere from under $10 a month for simple quoting apps to several hundred dollars a month for full platforms, plus per-user and sometimes onboarding fees. The table above lists each tool's published starting price.
It can be for a few estimates a month, but prices go stale, formulas break and every number has to be retyped into the proposal, budget and invoice. Most contractors move to software once they send more than a few estimates a week.
How we put this together: Bolster makes one of the products on this list, so we have tried hard to be fair to the others. Each vendor's price comes from its own pricing page on the date above, and features come from the vendors' own websites and help centres. We list each tool for the kind of contractor it suits best rather than ranking them, because the right choice depends on your trade, team size and how you sell. Prices change; check the vendor's site before you buy. Spot something out of date? Email support@bolsterbuilt.com and we will fix it.
General contractors using Bolster are, on average, winning 15% bigger jobs, 20% more often.
